Post it
Where your video goes and how to get it there.
- Your own YouTube channel. Horizontal video goes up as a regular video with the property address in the title so it shows in Google searches. Vertical video goes up as a YouTube Short.
- The MLS. Use your unbranded property website link, included with delivery and MLS compliant. It holds your video, photos, floor plan and tour in one link.
- Reels on Instagram and Facebook, plus TikTok. Download the video from your Download Center and upload it. Horizontal video works fine, it simply adds black bars.
- Your email blast. Paste your YouTube link, or copy the video link from your Download Center if you have not uploaded to YouTube.
The rule: upload the video file itself, never paste a link into a social post. Pasted links show as a small preview and get buried.
Boost it
Small moves right after posting that multiply reach.
- On Instagram, add us as a collaborator. When posting, tap Tag People, then choose Invite Collaborator, not a regular tag. The post shows on both our pages and stacks all views.
- On Facebook, tag our page. Facebook has no collaborator option, so a tag is the move there.
- Share your post to your Story. After it is live, tap the share arrow and choose Add to Story, then add a poll or question sticker to invite taps.
- Rally your circle in the first hour. Ask your team and brokerage to like, comment and share. Early engagement makes the platform push the post further.
- Add a location tag and 5 to 7 local hashtags like your city and neighborhood so nearby buyers find it.
- DM the post to past clients and buyers who might know someone looking. Direct shares are a strong signal to the platform.
- Reply to every comment. It doubles the comment count and keeps the post in feeds.
- Go local. Post in neighborhood and city Facebook groups, and tag local pages so bigger accounts pick it up.
Reuse it
This is not a post, it is a campaign. One video becomes a full week of marketing.
- Before it goes live: tease with a short clip. Coming soon posts build a waitlist of buyers.
- Listing day: full video on YouTube, MLS and email blast. Collab post drops the same day.
- Days 2 through 7: keep the listing in feeds. Repost the same video with a new caption and cover photo, or share a short clip spotlighting one feature like the kitchen or backyard.
- Making a clip takes zero editing skill. Trim it right inside Instagram or TikTok when you post, use your phone’s Photos app (tap Edit, drag the yellow handles, save as a new clip), or use CapCut if you have it. Any 10 to 15 second moment is a whole new post.
- After closing: repost as a just sold. Same video, second life, and it markets you to future sellers.
- In every listing presentation: open your client portal and pull up past videos live. Sellers see exactly how their home will be marketed.
Music sounds muted, or your video got flagged?
- First check: this occasionally happens with licensed tracks and is an easy fix. If your profile is set to a monetized mode, switching back to a standard creator account usually clears it.
